SO WITH THE CITY OF MISSOURI CITY, YOU CAN ACTUALLY SEE THESE ARE THE CURRENT, UM, BUSINESSES IN THE CITY OF MISSOURI CITY.

NOW, THE POINT OF ME SHOWING YOU THIS IS, FIRST, LET ME EXPLAIN ONE OF THE MAJOR TO AFFAIRS THAT, UH, THAT HAS A BIG INTEREST TO THE PLANNING DEPARTMENT, AND THAT IS HIGHWAY SIX AND FORT BEND, TORO, FORT BEND PARKWAY, TORO.

SO FORT BEND PARKWAY, TORO RIGHT NOW, AND HIGHWAY SIX WITH THE TRAFFIC COUNT HAS ONE OF THE, ONE OF THE LARGEST AMOUNT OF TRAFFIC COUNTS IN, IN THE CITY RIGHT NOW.

UH, THAT'S ACTIVE, AND THAT'S FROM PREVIOUS DATA.

WE ACTUALLY HAVE NOT ACTUALLY SEEN THE, THE DATA YET FOR IN THE PAST COUPLE OF MONTHS.

WE KNOW IT HAS INCREASED OVER THE TIME.

SO WE KNOW THAT AS A HOTSPOT FOR OUR MAJOR TRAFFIC AND ALSO COMMERCIAL DEVELOPMENT.

BUT YOU ALSO ALSO CAN SEE THAT ALL OF THE AREA IS NOT ZONED AS COMMERCIAL.

BUT WE ARE WORKING NOW TO, UH, WORK ON ZONE, THE PLANNING TEAM TO REZONE THAT AREA.

SO IF YOU LOOK RIGHT HERE TO THE RIGHT, YOU'LL SEE FORT BEND TOWN CENTER, THEY ACTUALLY DID A FEASIBILITY STUDY.

AND ACTUALLY NOTICE THAT'S A MAJOR HOTSPOT.

THAT'S WHY THEY ARE BUILDING, I'M SORRY, I DIDN'T QUITE CATCH THAT.

OH, THAT'S WHY THEY ARE BUILDING FORT BEND TOWN CENTER ONE, TWO, AND THREE IN THREE OF THE CORNERS OF THAT AREA.

UH, WHAT'S THE KNIGHTS ROAD EXTENSION FROM MCKEEVER UP TO, UH, THE FORT BEND THEATER TOLL ROAD.

UM, THIS IS WHAT, 8 MILLION PROJECT.

WE FINISH IT UP, UH, MARCH 9TH, UH, PARTNERSHIP WITH FORT BEND COUNTY.

WE WERE ABLE TO COMPLETE THIS PROJECT IN CONJUNCTION WITH FORT BEND COUNTY WITHOUT ANY CHANGE ORDERS, WHICH IS A MONUMENTAL TASK.

UH, I MEAN, FOR A PROJECT THAT WAS HAPPENING DURING COVID, A MAJOR ROAD PROJECT.

UM, THE PUBLIC WORKS TEAM WAS FANTASTIC IN THAT.

AND, UH, FORT BEND COUNTY WAS WONDERFUL ALSO.

UM, THIS WILL OPEN UP DEVELOPMENT ALONG KNIGHTS ROAD, UH, IN THAT SECTION, WHAT SOUTH OF SIX AND THE TOLL ROAD.

SO WE'LL SEE SOME OF THOSE START COMING THROUGH THIS COMMISSION.

SOME OF THE THINGS TO CONSIDER AS THOSE DEVELOPMENTS COME IN, THERE'S A LOT OF WETLANDS IN THAT AREA.

UH, THERE'S A LOT OF, UH, EXISTING COMMUNITIES, UH, AND CURRENTLY THERE IS NO, UH, THERE ARE NO
