AND, UM, THIS SCHOOL SITE IS CONSIDERED A FORTMAN IFC, A SCHOOL SITE NUMBER 53, AND IT WAS PART OF THEIR 2018, UH, BOND PACKAGE THAT WAS APPROVED.

UM, AND SO THIS SITE IS LOCATED NEAR THE RIVERSTONE AREA.

UH, YOU SEE SOME OF THE SECTIONS OF RIVER, A CREEK VILLAGE, AND ALSO A PHONE BROOK IN VIEW.

UM, BUT THIS SCHOOL, THIS SCHOOL SITE IS TO HELP, UM, OFFSET SOME OF THE GROWTH THAT'S OCCURRING WITHIN THE RIVERSTONE AREA.

SO THIS IS A ROUGH VIEW OF THE SITE PLAN OVERLAID ON THAT AREA, BUT YOU CAN KIND OF GET A FEEL FOR HOW THE CAMPUS WOULD BE LAID OUT.

UM, FOR BENIGN HAS PURCHASED THIS 20 ACRE PROPERTY AND, UM, WOULD LAY OUT THE SCHOOL SITE WITH ACCESS OFF OF, UM, THOMPSON SPERRY ROAD, UM, RIGHT ADJACENT TO THE ELEPHANTS CAMPUS.

NEXT SLIDE PLEASE.

BUT THE SCHOOL DESIGN TEAM, AND I BELIEVE A FORT BEND ISD REPRESENTATIVE IS ON THE LINE.

AND SO THEY CAN PROVIDE DETAILS AS TO THE DESIGN OF THE CAMPUS.

BUT GENERALLY WHAT THEY'RE PROPOSING IS A SIMILAR CAMPUS LAYOUT THAT THEY'VE DONE RECENTLY IN THE HARVEST GREEN SUBDIVISION OVER IN THE RICHMOND AREA.

UM, THE CAMPUS WOULD BE A TWO STORY BUILDING, UH, WITH PROGRAMMING, UM, INSIDE AS WELL AS OUTDOOR ACTIVITY, UH, FOR THE STUDENTS, IT WOULD BE JUST OVER 125,000 SQUARE FEET WITH A STUDENT CAPACITY OF 1000 AT THIS PARTICULAR SCHOOL SITE.

THEIR ESTIMATED COMPLETION DATE IS AHEAD OF THE 2023, UH, SCHOOL YEAR.

UM, OUR RECOMMENDATIONS TO APPROVE THE SPECIFIC USE PERMIT TO ALLOW FOR THE SCHOOL SITE.

UM, YOU CAN SEE ITS LOCATION ON THE SITE PLAN.

IT'S A NICE COURT, AS YOU'RE FAMILIAR WITH, UH, AS IT'S BEEN DEVELOPED OUT, UM, IS PRIMARILY CIVIC AND EDUCATIONAL USES AS YOU GO WEST ON NIGHTS COURT WITH THE COMMERCIAL USES RIGHT THERE AT THE INTERSECTION OF NINTH COURT AND HIGHWAY SIX.

UH, SO, UM, THE STAFF RECOMMENDATION WOULD BE TO APPROVE THE SCHOOL SITE, UM, AS IT'S CONSISTENT WITH, UH, THE DEVELOPMENT ACTIVITY WITHIN THAT AREA.

UM, THIS WOULD REQUIRE A REVISION TO THE FUTURE LAND USE DESIGNATION ONLY BECAUSE, UH, THE FUTURE LAND USE MAP DESIGNATED THE SITE FOR RESIDENTIAL.

I'M STILL JUST KIND OF CONTEMPLATING,

UH, RIVERSTONE'S GROWTH IN THAT AREA.

UM, HOWEVER, WITH THE SCHOOL SITE, IT'S STILL COMPATIBLE WITH THE FUTURE LAND USE MAP AND THAT DESIGNATION WOULD JUST BE CHANGED TO REFLECT A SCHOOL SITE AS OPPOSED TO RESIDENTIAL USES, AS THE RECOMMENDATIONS ALSO INCLUDE, UM, APPLYING, UH, THE STANDARD DEVELOPMENT STANDARDS AND NO DEVIATION.

UM, IT WOULD JUST BE THE SAME, UH, DEVELOPMENT STANDARDS THAT ARE APPLIED TO OTHER FULL SIZE.

SO THAT WOULD INCLUDE APPLYING, UM, EXTERIOR LIGHTING REGULATIONS, APPLYING ARCHITECTURAL STANDARDS, UM, THAT ARE STILL, UH, ENFORCEABLE, UH, AS WELL AS APPLYING TRACK DISPOSAL REGULATIONS, SIGNED REGULATIONS AND SIGNED REGULATIONS.

AND THOSE WOULD ALL BE, UH, JUST THE, UM, MINIMUM REQUIREMENTS OF THE ZONING ORDINANCE.
